Lima Warehouse Condominium Market Report, 1H 2021
During the first half of 2021, demand shows dynamics similar to pre-pandemic levels.
During the first semester of 2021 it was recorded that warehouse condominiums Central Huachipa; Huachipa submarket, Logistics and Industrial Park Citadela and Logistics Park Southern Lima, located in the submarket Lurín, incorporated new warehouse condominiums, which together totaled 42,300 sqm of useful area. With these new spaces, the Lurín submarket continues to house the largest concentration of the overall stock, reaching more than 901,000 sqm distributed within 8 warehouse condominiums.
Meanwhile, the overall vacancy rate decreased 3.5%; to 9.6%. It was observed that the Lurín submarket houses the largest number of available spaces, while the Gambetta and Huachipa submarkets are not immediately available in this period.
On the other hand, the total absorption of this semester was 81.822 sqm, exceeding that of the second semester of 2020 (29.200 sqm). This way, the demand shows a dynamism similar to pre-pandemic levels.
