Situation 

To adapt the new GSK offices for the client area, which expanded after the Pfizer client area acquisition.

Implementation

Based on the customer's needs, the transaction team helped GSK find the right space for the new offices, prioritizing a strategic location where most of its collaborators could arrive on foot or within minimum commuting time by transport. Thus, after a profound search process, they selected the 4th floor of the Samsung Tower.

After the space selection, the PDS team helps to prepare it as when it was taken it was occupied and required to be dismantled by the owner. Simultaneously, the tender for the design and construction of the office space is being conducted. The tender process starts immediately once the office space has been received.

The main challenge was to manage the works during the COVID-19 pandemic. After a two-month works suspension, JLL helped to coordinate the project, taking into account the new construction guidelines.

Challenge

The main challenge was to manage the works during the COVID-19 pandemic. After a two-month works suspension, JLL helped to coordinate the project, taking into account the new construction guidelines established by the local government, always looking to fulfill them while minimizing the construction timeline and deliver the offices as soon as possible. The construction stage with respect to the new guidelines was extended from 4 up to 6 months since the assigned schedules took away several hours of work from the ones we had previously.

To coordinate all the project providers. Apart from the General Contractor and his subcontractors, JLL helped manage all of GSK's technology, security, audio/visual, and air contractors to optimize costs and generate client savings.

Conclusions

There have been saved the client’s costs on various contracting and bidding processes coordinated by JLL, which allowed to extend the scope of works and greater execution to the one initially estimated.

Although the initial project timeline was not met due to the pandemic, JLL helped get the Project delivered as soon as possible, respecting the new guidelines established by the local government, the biosecurity protocols of the building and works execution, while developing a client relationship based on mutual respect, trust, teamwork, and unconditional support.
